In the fall of 2004, Mead Paper Products closed the doors of their facility located in the Mitchell Park area of St. Joseph, MO. The 500,000 square foot warehouse, which was previously used to manufacture Big Chief tablets, was left vacant for two years. In 2006, Foutch Brothers, LLC purchased the property to rehabilitate and transform the warehouse into luxury lofts and commercial spaces, which would have otherwise been used for chemical storage or ultimately demolished.
The renovation of the building was a controversial issue for the local residents, because they were unsure if luxury living would be successful in St. Joseph. The overall plan for the project was completely outside the box for the local area due to its previous desertion.
With the renovation of the building Foutch Brothers saved approximately 24,000 cubic yards of debris weighing over 30,500 tons from making its way into the landfill. This alone has made a huge impact on the environment. In addition to reducing our environmental impact by saving the building, Foutch Brothers also implemented solar panels and rooftop rain re-irrigation systems to further reduce our impact on the environment. With the renovation of the building into residential housing the use of over one million feet of sheet rock went into the building as well as over 90,000 metal studs in the walls. This project was not a simple task and required the hiring of over 80 employees for the duration of the construction on site.
The $28 million dollar, now known as Mitchell Park Plaza, opened its doors for residential occupancy on November 1, 2008. The six-story building houses 258 apartments, including 72 executive corporate suites. The main floor of the property is commercial space which includes: a ball room, a conference room, space for a convenient store, a restaurant, an art studio, historical museum and an aquarium. Also located on the main floor of the property are Bionic Real Estate Services, the property management company, and Foutch Brothers, the construction and Development Company.
Floors two through six of the building have loft style apartments with 12 to 14 foot ceilings ranging in size from 400 square foot studios to 1,800 square foot three bedrooms. Also included on the second floor is an indoor swimming pool, heated by solar panels and a state-of-the-art fitness center. The fitness center includes cardiovascular machines, free weights and hydraulic fitness circuit. The flooring of the fitness center and the surrounding sixth-of-a-mile track consists of recycled rubber materials. Also inside the fitness center is an aerobics room with a variety of aerobic and strength classes offered, as well as mens and womens locker rooms. Outside the fitness center on the second floor is an indoor playground with recycled rubber woodchips.
The 13,000 square foot rooftop includes 7,000 square feet of entertaining space. The entertaining space includes an outdoor movie theater, high tech surround sound, barbeque grills, and tables and chairs for lounging while checking out the views of downtown St. Joseph. Also located on the rooftop are skylights that allow natural sunlight to filter through the atriums all the way down to the second floor. The atriums provide an indoor space for residents to lounge and socialize during the cooler and rainy days of the year. Each floor of the atriums are lined with Astroturf and also include foliage and fountains for a more inviting environment.
The property also features three penthouse suites, which all include private rooftop access. The suites have a unique spiral staircase that lead to an enclosed indoor patio lined with many windows that allow plenty of natural sunlight in. The two bedroom penthouses range in size from 990 square feet to just over 1,100 square feet.
The results of the renovation have been far more astonishing than any of the public could have imagined. The rooftop recreational area, indoor fitness center, indoor solar heated swimming pool, and the up and coming restaurant and convenience store are all amenities that make living at Mitchell Park Plaza a self sustaining community. The luxury loft living combined with all of the great amenities we offer, make Mitchell Park Plaza into the place to live.
