Foutch Brothers, LLC was formed in 2004 by brothers Steve and Scott Foutch. Foutch Brothers, LLC began as a general contracting company to manage the construction phase of their development of properties. Foutch Brothers, LLC has been renovating historic buildings for the last 10 years and specializes in Market-rate and Affordable housing projects.
Steve Foutch
CEO
Steve Foutch is founder and CEO of Foutch Brothers, LLC, a Midwest Developer and General Contractor of Historic and Affordable Housing projects. Since 2004 the firm has grown from the two brothers to over 200 employees. It has developed and built over 700 residential units and mixed-use retail and commercial spaces representing nearly one million square feet of space at a cost of $67 million. Foutch Brothers, LLC currently has an equivalent amount of work scheduled to begin in 2010 and 2011 while further diversifying the company in multiple new directions.
Prior to founding the company, Steve was a Partner at Gastinger Walker Harden Architects and held various Real Estate consulting positions for Sprint and Ameritech. Steve received his Bachelors of Architecture from Iowa State University and his Masters of Architecture and MBA from the University of Illinois.
Scott Foutch
Director of Construction
Scott Foutch has served as the co-owner and Construction Director for Foutch Brothers, LLC since 2004. He runs the construction department of the company by overseeing the projects from the beginning. He also stays active with the maintenance of the buildings after they are turned over to the Management Company. Scott works to keep as much of the construction as possible for Foutch Brothers, LLC in house. Therefore, they have bought a multitude of their own equipment including specialized equipment such as soda blasting, concrete cutting and coring as well as expanding spray foam.
As a college student, Scott gained construction experience in the steel and concrete industries. After he graduated from college, he used his construction skills to run the maintenance program for an export terminal with Louis-Dreyfus Corporation in Portland, OR. He later became the Terminal Manager in Seattle, WA, where he oversaw all aspects of the business. Scott holds a Bachelors degree in Animal Science and Farm Operations from Iowa State University.
Nancy Lee
Director of Property Management
Nancy has been a leader in the multi-family management industry for over 25 years. She is responsible for the performance and daily operations of each property. Starting as a leasing agent, Nancy quickly climbed the ladder to manager, district manager, regional manager and then to owning her own management company. Nancy holds the designation of a certified property manager through the Institute of Real Estate Management. She also holds a Missouri Brokers license and is a Certified Occupancy Specialist. During her career Nancy has supervised over $48 million in rehab and renovation.
Her portfolio consistently maintains high occupancy and low delinquency rate. Her attention to detail and vast knowledge of both financial and daily operations performance, makes for successful multi-family assets.
Karla Jones-Wilson
General Counsel / Human Resources Director
Karla Jones-Wilson, Esq. serves a dual role as the General Counsel and Human Resources Director of Foutch Brothers, LLC. She is responsible for handling the Company's real estate acquisitions and transactions, real estate development, business transactions, due diligence, litigation and employment matters. Prior to working with Foutch Brothers, LLC, Karla represented developers, housing cooperative boards, homeowner associations, business owners and individuals in matters involving real estate development and transactions, public finance, entity formation and maintenance, business contract negotiations and drafting, business litigation, employment issues, estate planning and probate. Before becoming an attorney, Karla was an Industrial Engineer for two Fortune 500 companies.
Karla received her Bachelors of Science in Industrial Engineering from Purdue University and her Juris Doctor from Washburn University. While attending law school, she was given the distinction of being inducted into the Order of Barristers and was a student editor for the Family Law Quarterly Journal. After law school she received a Masters of Law in Taxation from the University of Missouri-Kansas City. Karla is licensed to practice law in Kansas and Missouri.
Sarah Duckwitz
Controller
Sarah Duckwitz is responsible for directing the organization's overall financial policies. She oversees all financial functions including accounting, financial statement preparation and analysis, budgeting, cash flow analysis, audits, tax returns, and internal controls.
Sarah has more than eleven years of experience in accounting and financial compliance. Prior to joining Foutch Brothers, LLC, she held positions in Internal Audit and Sarbanes Oxley Compliance Management at three publicly traded companies. She began her career at a large regional public accounting firm where she specialized in real estate development and construction. She is a licensed Certified Public Accountant, and is a member of the American Institute of Certified Public Accountants and the Missouri Society of Certified Public Accountants. Sarah holds a Bachelors of Science in Accountancy from Southern Illinois University.

Fairbury 23' Apartments is located in Fairbury, Nebraska at the heart of the Oregon Trail territory.
The original school building was constructed in 1923 at the corner of 7th and J streets. The U-shaped structure is similar to many other schools of its time, with the exception of the auditorium and gymnasium that combine to form the U-shape. The gym was only large enough for the basketball court, so the audience was seated in the raised auditorium. Likewise, the stage for the auditorium was the gymnasium floor. The building remained in use until the mid 1990s when a new school was constructed and the 23' Building was sold to a newly formed group of Alumni who wanted to preserve the building for community uses.
After an eight year struggle of feasibility studies, waning developer interest and continual maintenance issues, the project stalled. When Foutch Brothers, LLC bought out the contract from the existing developer and re-structured the deal, construction began in earnest during the autumn of 2004 and was completed one year later.
The newly renovated Historic structure contains 26 Affordable Senior Living apartments, two Alumni museum rooms, an Alumni office and a restored auditorium that is used as a Community Room.
The apartments are all two bedroom, one bath units with the exception of the redesigned gym which created two story apartments featuring an additional bedroom/den and storage room and are close to 1,400 square feet. The large common hallways still have the original metal lockers and glass trophy cases which have been restored and put back in use by the Alumni group.
Nebraska Governor, Dave Heineman, celebrated Foutch Brothers, LLC's contribution to the community of Fairbury with an official dedication ceremony in March of 2006.

One of the earliest and most successful businesses in the Kansas Territory was the furniture company established in 1856 by Colonel James L. Abernathy and his brothers, William and John. Abernathy Brothers Furniture of Leavenworth became a highly visible regional business, lasting nearly a century. Foutch Brothers, LLC has embellished this heritage by creating a tribute to the Abernathys through their building design and furniture displays throughout the building.
This 54-Unit Affordable Senior Living Facility is located on the corner of 2nd & Seneca and was rebuilt in the 1880s after the original facility was destroyed by fire, and then became the main manufacturing structure. The western building was added in the 1890s as the lumber yard and warehouse. Finally, in 1905, the two buildings were enclosed and joined together via the center building, where the main entrance is located today.
The re-development began in 2001 and construction was complete in October of 2003. Due to the shape of the building, all 54 units are unique. The apartments range from one bedroom units to 2-story loft apartments with 2 bedrooms and 2 lofted spaces. Exposed structural wood beams and columns are featured in each apartment and the common areas have additional exposed brick, doors and other architectural features original to the building.
The Abernathy Lofts won a Kansas Preservation Award of Excellence and was also a National Main Street Redevelopment Award winner.

The city of Ottawa, Kansas, incorporated as a town on June 18, 1866. It began as an Indian mission founded by Rev. Jotham Meeker who brought the first printing press to Kansas. The city features numerous antique stores, the Old Depot Museum, a veterans memorial, and a number of buildings on the National Register of Historic Places.
The two-building structure at the corner of 5th & Main Streets was slated for demolition; but the Friends of Historical Buildings found Foutch Brothers, LLC through the Kansas Preservation Alliances website and were impressed by their work at the Abernathy Lofts in Leavenworth.
Convinced they could make it work; Foutch Brothers, LLC made a new set of proposals for the United School District and the city of Ottawa and were successful in purchasing the property in 2004.
The school complex, which housed both Junior High and Senior High students, contained two gymnasiums and one large auditorium and stage. These spaces have all been restored to near-original condition and an indoor pool has been added to half of the lower gym.
The South building, built in 1917, has been converted into 22 Affordable Senior Living apartments. The North building joined to the original structure in 1927, houses 23 more apartment homes.
The central cafeteria, built in the 1950s, will remain as a Community Center and rental facility. Two new elevators have been added to the back of the structure as well as additional parking and upgraded landscaping. The rest of the exterior complex remains in its existing condition.
The building has a majestic theater that is available for rental to the public. It holds approximately 300 people and is complete with a stage and lighting. A community room is also available, perfect for weddings, receptions, holiday parties, seminars, class reunions, awards banquets or any other public gathering requiring sizeable space. The upper gym is also available for rent as well.

Located in St. Joseph, Missouri, the birthplace of the Pony Express, this building has stood the test of time atop the hill at the corner of 14th and Olive. From dates etched into timbers in the buildings attic by workmen, we know construction originally began in 1856.
In 1917 the Everett School was built on this site. This structure and the site to the north contained various schoolhouses over the years, but this all-brick structure is the only one to remain. The buildings that were part of the renovation included the gymnasium and another addition to the northwest, as well as the main boiler house on the north. The connecting tunnel to the now removed High School on the north still remains but has been capped at the property line.
Foutch Brothers, LLC has converted the complex into 22 market rate apartment units sized from 400 square foot studios to 1200 square feet 3 bedroom, 2 bath units. The gymnasium is a fitness center for the residents and part of the large surfaced parking was converted into lawn space for the residents.

The building at 415 N. 3rd Street in St. Joseph, Missouri, has been home to many different companies since its original construction in 1909 as the Noyes Norman Shoe Company and warehouse. It was later part of the Helping Hands community and housed a majority of the areas Christmas tree light manufacturing. It was part of the Pony Express Warehouse system when Foutch Brothers, LLC purchased the building in late 2003.
Construction started in May of 2004 and was substantially complete by the end of that same year. Foutch Brothers, LLC's design concept showcases all of the original exposed brick walls, structural wood columns, beams, joists and decking. New concrete floors replaced most of the damaged wood floors to produce an industrial style, easy maintenance facility similar to the original.
Living spaces range in size from single one-bedroom units of 800 square feet to larger 3-bedroom, 2 bath units of 1,500 square feet. Most of the apartments are 2 bedroom, 1 bath spaces sized at 1,000 square feet.
The Lofts _ 415 include an indoor exercise room with weight training equipment and a rooftop garden with a barbeque grill and great views of the historic downtown area and the beautiful Missouri River. Other amenities include free basic cable, wireless high speed internet and an outside fenced dog run. Single and double car garages and storage units can be rented. Off-street parking is also available. The building also features closed circuit monitoring and a secured entrance.
The building currently contains 46 market-rate apartments for rent, or sale as condominiums.

In the fall of 2004, Mead Paper Products closed the doors of their facility located in the Mitchell Park area of St. Joseph, MO. The 500,000 square foot warehouse, which was previously used to manufacture Big Chief tablets, was left vacant for two years. In 2006, Foutch Brothers, LLC purchased the property to rehabilitate and transform the warehouse into luxury lofts and commercial spaces, which would have otherwise been used for chemical storage or ultimately demolished.
The renovation of the building was a controversial issue for the local residents, because they were unsure if luxury living would be successful in St. Joseph. The overall plan for the project was completely outside the box for the local area due to its previous desertion.
With the renovation of the building Foutch Brothers, LLC saved approximately 24,000 cubic yards of debris weighing over 30,500 tons from making its way into the landfill. This alone has made a huge impact on the environment. In addition to reducing our environmental impact by saving the building, Foutch Brothers, LLC also implemented solar panels and rooftop rain re-irrigation systems to further reduce our impact on the environment. With the renovation of the building into residential housing the use of over one million feet of sheet rock went into the building as well as over 90,000 metal studs in the walls. This project was not a simple task and required the hiring of over 80 employees for the duration of the construction on site.
The $28 million Project, now known as Mitchell Park Plaza, opened its doors for residential occupancy on November 1, 2008. The six-story building houses 258 apartments, including 72 executive corporate suites. The main floor of the property is commercial space which includes: a ball room, a conference room, space for a convenient store, a restaurant, an art studio, historical museum and an aquarium. Also located on the main floor of the property are Bionic Real Estate Services, LLC, the property management company, and Foutch Brothers, LLC, the construction and Development Company.
Floors two through six of the building have loft style apartments with 12 to 14 foot ceilings ranging in size from 400 square foot studios to 1,800 square foot three bedrooms. Also included on the second floor is an indoor swimming pool, heated by solar panels and a state-of-the-art fitness center. The fitness center includes cardiovascular machines, free weights and a hydraulic fitness circuit. The flooring of the fitness center and the surrounding sixth-of-a-mile track consists of recycled rubber materials. Also inside the fitness center is an aerobics room with a variety of aerobic and strength classes offered, as well as mens and womens locker rooms. Outside the fitness center on the second floor is an indoor playground with recycled rubber woodchips.
The 13,000 square foot rooftop includes 7,000 square feet of entertaining space. The entertaining space includes an outdoor movie theater, high tech surround sound, barbeque grills, and tables and chairs for lounging while checking out the views of downtown St. Joseph. Also located on the rooftop are skylights that allow natural sunlight to filter through the atriums all the way down to the second floor. The atriums provide an indoor space for residents to lounge and socialize during the cooler and rainy days of the year. Each floor of the atriums are lined with Astroturf and also include foliage and fountains for a more inviting environment.
The property also features three penthouse suites, which all include private rooftop access. The suites have a unique spiral staircase that lead to an enclosed indoor patio lined with many windows that allow plenty of natural sunlight in. The two bedroom penthouses range in size from 990 square feet to just over 1,100 square feet.
The results of the renovation have been far more astonishing than any of the public could have imagined. The rooftop recreational area, indoor fitness center, indoor solar heated swimming pool, and the up and coming restaurant and convenience store are all amenities that make living at Mitchell Park Plaza a self sustaining community. Clyde Middle School was originally built in 1917 and added a small wing in 1923. The heavy masonry interior and exterior load bearing walls with heavy timber flooring is listed on the National Register of Historic Places under the Town Graded School subtype of the Collegiate Gothic Revival style. The architect, Lorentz Schmidt, was born and raised in Clyde and became one of the most accomplished architects in Kansas history, widely known for public schools in the early 20th century.
Foutch Brothers, LLC purchased the building in late 2008, and renovated the building into 16 units. The property includes one, two, and three bedroom apartments, plus retains the basement gymnasium and 2nd floor auditorium and stage.

Excavation began for the Corby Building on July 27, 1909. The first occupant moved in during April 1910. The building originally was 180 feet tall with 12 stories and a full marble lobby and marble wainscot corridors, consisting of five stores and buffet on the ground floor and 198 offices on the remaining eleven floors.
The original building contained 90,178 square feet and 60,250 square feet of rentable space besides the basement and was projected to cost $415,000 when completed. The building was erected by the then well-known contractors, the Seldon-Breck Construction Company of St. Louis, under the supervision of Messrs, Eames and Young, architects of St. Louis. The addition of the 14th floor prior to 1927 was developed for office space for the St. Joseph Grain Exchange.
The Corby Place lobby now provides elevators with the original brass doors engraved with the Corby family crest including a raven and the Latin below the crest means God Feeds the Ravens. The original elevators were open cages operated by a pulley system. They were enclosed in 1951. The lights in the lobby ceiling are originals designed from brass. The plaster and wood ceiling was handcrafted and demonstrates the craftsmans skill today as it did in 1910.
An antique mailbox still hangs in the lobby as a symbol of a once, very exclusive system. The box was connected to a glass chute to all 14 floors. The mail often became stuck and was often lost in the chute. The mailbox is still in use today, but the chute has been discontinued.
